Bart Plasmans
Focus areas
Bart Plasmans is an experienced Business and Real Estate Development, Portfolio, and Expansion Manager with over 15 years of experience across the BeNeLux and Western Europe regions.
He holds two Master degrees – one in Commercial Engineering and one in Finance – obtained at the University of Antwerp and Antwerp Management School.
At Brussels Airport, Bart Plasmans was responsible for the real estate and business development of a new, to be built, MRO platform at the Brucargo North Zone. Bart was also responsible for the programme and development management for the Brussels Airport Landside Zone, together with its promotion and negotiation. The Landside Zone was destined to be developed with an urban and aviation related mixture of office buildings, a park, hotels, ample parking opportunities and (airside oriented) airport related activities such as catering providers, ground handler facilities, and a new terminal, apron, FBO facilities and (MRO)-hangars for General Aviation. In addition, development also included the creation of (innovative) Supply Chain, HR, IT & community related services for clients (to be) placed at the North and Landside Zones, with the intention to create a true community atmosphere and to solve their everyday operational needs and bottlenecks. Bart managed and negotiated (up to C-Level) with major clients such as a.o. Brussels Airlines, Safran, Sabena Engineering, DHL, TCR, ASL Group, Aviapartner, Luxaviation, Flying Group, Gate Gourmet and others.
The entire process consisted of team work, of which Bart was the responsible and leading manager – from master planning over to negotiation until the project is delivered to the client. Considering each individual development project’s (large) airside and landside operational and financial impact, several different departments were involved and represented within each project team. CAPEX responsibility ran up from 5 to +180 million EUR per individual project. The master plan and each individual project was to be presented to Brussels Airport’s Management & Strategic Committee and Board.
With his background, he possesses a specialised skillset, which he translates into consultancy services in regard to the financial and operational analysis, creation, design, vision, planning, stakeholder management and implementation of the master plan, together with its promotion, negotiation and further development management; bearing in mind legal (contracts, existing clients), permit, prescriptions and airport related regulatory restrictions. Also, bearing in mind the negotiation, development and going concern of the already existing and to be replaced – either to a temporary construction or existing secondary location – activities and infrastructural facilities.
His consultancy services also encompass airside/landside impact analysis, negotiation, stakeholder management, real estate analysis, promotion, end of concession/right to use negotiation, (EU) tendering, and either the new development or complete renovation of (very large) warehouses, garage facilities, workshops, parking towers, office buildings, hotels, retail and industrial spaces, airport terminals, apron, narrow- and widebody MRO facilities, together with the installation of centralised landside/airside flows and generalised sustainability features, such as infiltration basins, energy storage and management, fleet electrification, heat pump, BEO-field, solar panel park and others, in order to reach BREEAM excellency.
Bart’s consultancy services are offered to airports, governments and airport (interested or existing) clients.
