The Airports perspective

Airport City development as part of the airport strategy

Modern airports find strategic advantages in creating diverse revenue streams by setting up business models and implementing reliable income from new sources. This helps stabilise the rather volatile economic patterns in the core aviation industry to some extent. This requirements has become more and more important and visible.

Airport City Development are maybe the clearest commitment for economic diversification an airport can make. And it is a long term decision which needs a road map and a good deal of internal determination.

Collaboration with external investors

Airports can sometimes struggle to collaborate with external service providers, investors and developers from 'outside the fence'.

There are many reasons for this, but we can cluster them into some main categories:

  • Different mindsets in the aviation and real estate industries
  • Legal and operational limits for airports to meet all the real estate industry's requirements
  • A lack of clear collaboration strategy from both sides
  • A complex stakeholder map, which sometimes makes decision-making at airports difficult

Creating models that meet the requirements of both the airport and the investor, and that maintain collaboration even if the investor sells the asset in the future, is the key to ensuring an optimal outcome for both parties.
